Why Crete

Crete is the largest of the Greek islands, as well as the biggest market for Norwegian, U.K., and E.U. buyers in Greece. The island is lying midway between Attica, in Greece ,and Derna in Libya, in the middle of Eastern Mediterranean basin, thus enjoying excellent climate conditions and good transportation solutions both by Air and Sea (two International Airports, in Chania and Iraklion and one Domestic in Sitia).

The Island offers something to everyone of its visitors and residents nowadays with the multi-culture community, from modern swinging resorts to over 5000 years old well preserved Minoan era antiquities ruins, rich unequaled Museums, the cave of Zeus birthplace on the Mountain Diktys on the East and the cave where Zeus was raised on the Mountain Idi (Psiloritis), the famous well maintained Venetian and Ottoman era Old town of Chania and its Old Venetian Port dating back to ca 1250 AC, the fortification of Iraklion (Candia) and its unique Venetian port Fortress, famous beaches among which the notorious Balos with greenish waters, Falassarna with its long sandy beach and Elafonisi with the pink colored sand- as well as a variety of modern newly build holiday homes to chose from.

Try to go out of the crowded coast west of Chania and you will enjoy valleys of vineyards, hamlets and villages, extensive olive groves and, eventually, some traditional village houses for sale at affordable prices. Going over to Omalos plateau one can reach the unique, world famous, SAMARIA CANYON entrance at 1650m height and climb down to the sea level at Aghia Rumeli through the gate of the split mountain.
Most of the buyers are interested around Chania and western vicinity, the Akrotiri peninsula, Apokorona and Rethymno in the centre of the north coast (with the nice Venetian old harbor with 12km beach) and Agios Nikolaos on the north-east coast.

Crete offers many alternative activities from sailing to mountain climbing and herbs hunting as 1750 (England 35 times larger has 1450) different species herbs grow here out of which 160 are unique and grow only in Crete.
The Cretan Olive oil, Grapes Wines, Raki, and a variety of Fruits are wel known for the excellent quality. The Cretan traditional cuisine is considered the best in Mediterranean.

Depending on the taste and financial capacity one can chose among existing ruined old houses for restoration up-to “design and build” at own specification plans always per existing Urban Panning Rules and Regulations.
As a rough guideline a new build house on own plot will cost between €1100 to €1700 per sq.m. of living area, depending on the quality of materials used, plus VAT nowadays at 24%.

Trendy and relatively quiet areas are Stavros, Chorafakia, Sternes, Aroni Kalathas and Kounoupidiana in Akrotiri, Kalyves, Almirida, Plaka, Kokkino Chorio, Gavalochori, Dramia, Armeni, and Georgioupolis in Apokoronas. Kastelli (Kissamos), Maleme, and Kolymbari on the north coast, west of Chania. Swinging area is the municipality of Platanias and villages close by along the coast.
The remote areas of Sfakia, Paleohora, Loutro, Frangocastello, and Sougia on the South coast of Chania prefecture offer unparalleled serenity and beautiful Nature Scenery.
